What makes land work for a data center

Two farms in the same Ohio township can sit on opposite sides of this, and what separates them is rarely the tile, the yields, or anything a landowner has previously had cause to think about. These are the things that decide it.

  1. Electric power

    Transmission first, and by a distance. High voltage lines on or beside the property, or a substation within reach, are what make a site possible. The distribution line along the township road is a different animal and will not carry this.

  2. Acreage and shape

    Whether new capacity is being built toward you. Ohio is in the middle of a significant transmission expansion into its southern and eastern counties, and ground that fails today can be viable once a line lands. That is worth knowing rather than guessing at.

  3. Water

    A block that holds together. Contiguous acreage under one ownership beats the same total split by a road, a creek, or a neighbour's field in the middle of it.

  4. Fiber and connectivity

    Ground that drains, which in much of Ohio means asking honestly how the tile performs in a wet spring. Land that ponds is land that comes out of the count.

  5. Road access

    Road access a construction convoy can use, and a county and township that have thought about industrial development. Some Ohio counties handle this routinely now. Others will be working it out for the first time.

Nothing meets all of that and nothing has to. What we are working out is whether the gaps close, and that is a judgement about your specific ground rather than about Ohio, which is why we would rather look than talk in generalities.
