Most states are still arguing about who should pay for the electrical infrastructure these projects require. Ohio has had that argument and reached an answer, and the answer is more useful to a landowner than it sounds.
What was decided
Ohio regulators approved terms under which very large electricity users commit to paying for the capacity they reserve, whether or not they end up consuming it. If a project asks the utility to build for it and then does not arrive, the project carries that cost rather than leaving it with everybody else on the system.
The reasoning was straightforward. Building transmission and substation capacity takes years and costs a great deal, and a utility that builds it for a project that evaporates has to recover the money somewhere. Somewhere means from households and farms.
Why this matters to somebody with land
It filters the field.
Reserving grid capacity in Ohio now costs money from the moment it is reserved. That is a meaningful barrier to a party who wants to hold a position and see whether something turns up. It pushes the people at the table toward those who actually intend to build.
For you that is straightforwardly good. Fewer approaches, and the ones that arrive are more likely to be from parties with something real behind them.
It also gives you a concrete question. Ask whoever contacts you what stage they have reached with the serving utility and whether they have made any capacity commitment. A party that has done real work in Ohio will understand the question immediately, because it is the central fact of operating here. A party that treats it as a technicality has not looked into what building in this state actually involves.
The cooperative half of the state
Ohio has a large rural electric cooperative footprint, and most farm ground in this state sits inside it rather than inside investor-owned territory.
Cooperatives work differently. They are owned by their members, which likely includes you, and their decisions run through boards drawn from the local area rather than through a distant corporate structure. Several have been actively preparing for load of this kind.
That is not automatically better or worse for your prospects. It is different, and it means the answer about your ground may come through a body your neighbours sit on. Worth knowing before you assume the process is impersonal.
Where the ground actually is
The Columbus corridor took the first wave and is well established. What has happened since is that attention has moved outward, into parts of Ohio where transmission exists because heavy industry or generation used to be there, and where land costs a fraction of what it does near the metro.
A retired industrial area with real transmission still standing is a genuinely different proposition from open farmland an equal distance out. The infrastructure was built for a load that no longer exists, and that is exactly what these projects look for.
